LEED Abstract:In the United States of America it is widely believed that there are over 450 000 sites where "the redevelopment or reuse may be complicated by the presence or potential of hazardous substance, pollutant or contaminant". These sites, known as Brownfields, are not only liabilities in the communities where they exist but represent economic opportunities in that the revitalization of many communities is based on the redevelopment of Brownfields. This article will focus on one Brownfield site, located in an affluent section of the State of Connecticut in the United States. The redevelopment of the site, following a transparent planning process, will utilize sustainable development practices along with green building technologies. Additionally the project, as planned, will remediate the property, eliminate an eyesore and also create a significant economic impact to the regional economy. Finally, the site development will incorporate LEED Neighborhood Development techniques, as defined by the US Green Building Council, in its effort at reducing carbon foot print while utilizing innovative sustainable development and financing techniques.
