摘要:风貌规划的任务，一方面要保护和突出地域的风貌特色；另一方面，还要为未来的房地产开发和经济发展留有充足的灵活性，坚持保护与发展并重的原则。通过珠海市淇澳岛风貌规划，研究和探讨了在以房地产开发为主的经济活动影响下，如何形成整体系统的城市风貌，提出了类型控制这样一种兼顾整体性和灵活性的特殊的城市设计和风貌规划控制手段。不但从实践上提供从总体风貌构架、到典型风貌分区、再到重点地段的分层次的设计文件和管理文件，还从理论上探索适应城市弹性发展和变化的风貌规划方法模式。

Abstract:The landscape planning adheres to the principle of focusing on both conservation and development. It may provide flexibility for the future economic developments while aiming to protect and promote the distinct landscape of the area. According to the landscape planning of Qi'ao Island in Zhuhai, the issues on how to shape the integral urban landscape under the influence of economical activities that gives priority to the real estate development are explored in this paper. Then the author attempts to propose a way of type-control which could give attention to both integrality and flexibility. Practically, it provided a set of plans and documents for the general landscape frame, the typical landscape district and the key site; and theoretically, it explored a new mode for the landscape planning to respond to the urban dynamics.
